The land lies in a vibrant South Devon village, within 2 miles of the coast and required us to overcome a significant number of issues in order to release the land for development, increasing the landowners value 10fold.

Issues included Tree Preservation, Archaeology, Highways and Access and Affordable Housing and required us to overcome Covenant Restrictions, all of which had to be successfully agreed to ensure the scheme’s viability.

Planning permission was secured for 13 houses, some with enviable open county views over the valley.

 

Bringing redundant Brownfield Land back into use

Disused Chapel building - redevelopment 

Planning for development of new build residential dwellings comprising 2 pairs of semi detached, 3 storey houses creating village family homes

 

 

Traditional Village home, Warwickshire

Built to reflect the Conservation area setting, this traditionally constructed property has a contemporary twist internally with open vaulted ceilings creating a feature of the oak frame roof structure and employs the fashionable open plan family living/kitchen/dining layout in addition to traditional formal sitting and dining rooms.

Considered negotiation and knowledge of the Planning policy locally was required to ensure the building dimensions were maximised, as local house values are high but the existing property on the site was a small dilapidated single story property and large increases in dwelling sizes are restricted in this area.

 
   

Manor House complex, Bevere, Worcester

Located on the edge of the Cathedral City of Worcester, development of a complex of redundant buildings comprising Listed Manor House and dilapidated Coach House, the whole dating from the 1700’s.

Care was needed to construct a scheme that retained the character of the original buildings whilst creating a completely new element on the site. This took careful negotiation with the Planning and Conservation Officers to achieve a suitable replacement.

Assembly of Garden land and Land for Access, Edge of Bromsgrove town.

Planning permission was secured just shortly before a local housing moratorium was put into place. The permission for 5 houses was particularly tricky to negotiate, as any refusal would have meant the effective housing ban precluded any permission for development in the near future.

Indeed the moratorium is still current and thus the landowner’s assets would have been frozen until the policy changed.

The land was assembled from 2 neighbouring gardens and the purchase of some Local Authority owned land for access. The whole transaction was completed within 6months of our getting involved.
